		<content type="html">Great article!&lt;BR&gt; &lt;BR&gt;Homebuyers may be interested to know that they can use a term life insurance policy in lieu of the lender's mortgage insurance. Term life is usually alot cheaper, and allows the homebuyer, not the lender, to name the beneficiary. 		<content type="html">Thanks Dave for finally providing a "buyer beware" on foreclosures. I pretty much agree with your assessment. From a slightly different perspective as an rental property owner, I also think foreclosures now a days are much more difficult to make a buck on. And, I also agree that many of the ones that are cheap enough to do so are that "cheap" for a reason!&lt;BR&gt; &lt;BR&gt;Your post prompted me to comment on a couple of other accounts. First, I also live in your area and see a similar picture. (Maybe it's a regional phenomenon or maybe not.) In any case, I just negotiated a foreclosure with a company that I felt was very difficult to deal with and withdrew the offer after getting contracts from them that were so one sided (their side, of course) that the only way to remedy the situation would be to totally rewrite them. The inspection period was only 7 days, the Sellers had sole discretion to pull out of the contracts AT ANY TIME prior to settlement for whatever reason and were not required to reimburse us for anything... and as in your situation, the list goes on and on. There was even a clause in there that if settlement was delayed AT ALL, there would be a $300 administrative fee charged to the buyers and a $100 per day penalty.&lt;BR&gt; &lt;BR&gt;Buyers need to be aware of the pitfalls of foreclosures... not just the $$$ they see touted on every other real estate site.
